Armidale Boutique Accommodation is a family operated business, dedicated to making sure that all expectations of your stay are fully met or, even better, exceeded.

These terms and conditions are designed to make it quite clear, when you make a reservation with us, the responsibilities we both have. We provide exceptional accommodation and we want you to fully understand the nature of your commitment particularly concerning cancellations.
So... please read the following information carefully and be sure of your travel or holiday needs prior to booking.
The tariff is subject to alteration without notice. Please don’t hesitate to phone or email for a firm quote.
A deposit of one-third of the total is payable by Mastercard or Visa at the time of booking. This confirms your booking at the tariff quoted.
Payment is accepted by Mastercard or Visa. The balance is payable on or before the day of arrival, by credit card or cash.
If you spend less time with us than you booked, either because you arrive after the scheduled date of your stay or you leave early, the full cost of the entire stay is payable.
Should you cancel your booking, we will do our very best to re-book those dates. If we are successful, your deposit will be refunded less a $30 administration fee. If we are unable to rebook the cancelled dates, your deposit will be forfeited.
Smoking is not permitted on any of the properties. Why? Cigarette smoke leaves a lingering odor which non-smokers find unpleasant.
No Pets - Kennel suggestions
We are unable to accommodate pets UNDER ANY CIRCUMSTANCES, not even in your car over night. There are several kennels in and around Armidale - Kiweli Kennels & Kattery can be found on the northern side of Armidale, phone (02) 6771 3688; or Greenhill Boarding Kennels on the southern side, phone (02) 6775 3155.
Check-In & Check-Out
Check-in time is normally 2pm though an earlier time may be arranged depending on the level of bookings at the time. Check-out time is 10 am, later by prior arrangement. A half-day rate is available by negotiation if you would like to stay beyond noon, if the room is not required by incoming guests that evening.
We expect the cottage to be clean and tidy when you leave, with washing-up spotlessly clean, dry and put away. Please keep in mind that there may only be four hours between your departure and our next guests arriving. If we need to call in professional cleaners at the end of your visit, that cost will be forwarded to you for payment.
Accidental Breakage or Damage
While we realize accidental breakages will occur, we reserve the right to charge guests with the costs of replacement or repair to return furnishings and fittings to the extremely high standard we have set. It is a condition of occupancy that guests report any breakages and/or damage to furnishings and fittings on departure and that they "make good" those items that would leave the accommodation at a lesser standard than when they arrived.
Children are welcome. We expect parents and carers to ensure their children respect the accommodation in a way that leaves it in the same condition after the visit as when they arrived.
